Sustainability
Sustainability is no longer an addition but has been integrated in our investment strategy. We strive for the highest energy performance in all our office buildings, the lowest possible CO2 footprint and separated waste flows. We encourage our tenants to do their bit, also in terms of furnishing their offices, with the choices they make. We set the bar high. By 2035, we want our office portfolio to be CO2 neutral, the waste we produce to be 100% recycled and limit water use to what is needed. These ambitions also include phasing out our gas connections. In the case of (re)developments, we assume the highest standards, where we also look at an energy-neutral construction process and the reuse of materials.

The team
When you set the bar high for each of your offices, you must also be able to guarantee that your goals will be achieved. In each office, a team from CBRE Dutch Office Fund is dedicated to keeping the office running and constantly improving the services we provide to our users. They don’t do that alone. In all our offices, we work together with a select group of preferred suppliers, who know what we and our users consider important. Who have their eyes and ears open and who also come up with suggestions on how to do things even better. Our partners are part of our team and familiar faces for our tenants, their employees and all users of our offices.

Smart building
Of course, our office buildings are frontleaders when it comes to implementation of technology. With the application of smart technology, you can achieve many advantages in managing an office. Safety, climate, energy consumption, lighting, access control... Technology not only takes a lot of work off our hands but also helps us achieve standards in these areas that would otherwise be unachievable. This in turn contributes to the user experience, which is always giving a boost when we implement certain technical changes and innovations. Our building app is the platform that offers access to additional services for the co-working and self-employed markets. In the very near future, we will be integrating other functions in this app.

The IT infrastructure for our clients must be of the highest level: after all, it is their aorta with the outside world and the basis for a smart building. Without that infrastructure, many applications wouldn’t work, because they are based on the “Internet of Things”. Our buildings are fitted with an internet backbone that enables our tenants to connect easily to several optical fibre providers. In addition, we offer indoor mobile coverage with a future-proof network, ready for new technology, like 5G.

Socialclub and community management The Socialclub is a special concept that we provide in all our multi-tenant offices. The essence of the concept is good community management. This means properly informing the community about what’s going on in their building, stimulating the connection between people and introducing them to other perspectives, on both a business and personal level. But it also means organising fun, sporting and educational events and setting up impactful projects for charities, for example. For ourselves and our partners, this means keeping a good sense of what’s going on and responding appropriately. Our offices should be vibrant communities where people feel at home.

Health and well-being
A healthy working environment is essential for our tenants and the community. We want our buildings to be a driving force for healthy lifestyles, providing healthy food and stimulating exercise. And as spaces for fun and play. We encourage the use of bicycles with sufficient parking space and provide showers for people who see the journey to the office as their first workout.
